Crafted Highlights:
The Maintenance Manager is responsible for leading and directing all facility and warehouse equipment maintenance (preventative and repairs), including the warehouse automated picking system (Vertique), cooler, wrappers, HVAC system and racking as well as the exterior building and property. 

This individual will be responsible for leading maintenance systems, overseeing the installation, repair and upkeep of the facility, including machines, mechanical systems, building and other structures.  In addition, the position is responsible for managing all contractors and vendors (electrical, HVAC, mechanical, roofing, landscaping, etc.) involved in the repair and management of the facility and property as well as ordering and inventory management of all maintenance parts. 

This role will be expected to lead with a continuous improvement mindset while identifying opportunities to create efficiencies and drive productivity, all while maintaining a commitment a dedication to the safety of those around them. The position manages a team of 4 maintenance technicians.

This role reports to the Operations Director.

What You'll Be Brewing:  

Maintenance Strategy and Planning (20%)

  • Owns the Maintenance, Planning and Scheduling budget and plan.
  • Lead the scheduling of maintenance work as dictated by the annual maintenance plan and previously identified work during the monthly meeting.
  • Ensure the revision and updating of Maintenance Technical Documentation occurs, as necessary. Plan and execute equipment improvements; including engineering, parts and purchasing, implementation and scheduling, testing and after-action reporting.
  • Work with the Director of Operations on the development and implementation of capital projects related to facility infrastructure (interior and exterior).
  • Develop and operate within the maintenance department operational budget.
  • Provide leadership and strategic direction to the maintenance department to ensure quality support to organization.
  • Provide support to other departmental managers to assist with training, equipment investigations and operational issues.
  • Manage parts and equipment cataloging in Hippo CMMS to maintain an adequate inventory of spare parts and maintenance materials to support operations while staying within budgetary guidelines.

Facility and Equipment Maintenance and Repair Management (20%):

  • Responsible for ensuring that all maintenance needs are fulfilled promptly and effectively. Manage Hippo Computerized Maintenance Management System (CMMS) program, including management of all work orders, preventive maintenance, automated picking system unplanned downtime issues and planned work orders throughout the facility.
  • Assess tasks and delegate to the appropriate Technician, considering job complexities and individual skill sets. Properly document work performed on logs, reports, and/or worksheets.
  • Complete regular work order audits to ensure effective and timely completion. Rapidly diagnoses the root cause of breakdowns, utilizes Maintenance team members to resolve. 
  • Drive breakthrough results in Planned and Unplanned downtime and accountable to deliver KPI-Results. Conduct parts research, ordering, and receiving for Vertique system, facility and various maintenance projects. Responsible for annual budget of ~$750K.
     

Performance and Talent Management (20%)

  • Responsible for the direct supervision, weekly work planning and oversight of daily work assignments for 4 Maintenance Technicians. Mentors and coaches team on maintenance-based operations ensuring support of maintenance activities.
  • Conduct Maintenance Training; all maintenance new hire onboarding, Vertique systems, equipment training, facility maintenance, lifting equipment, shop tools, emergency actions, fire system, preventative maintenance for equipment and electrical safety.
  • Ensure consistency in application of all policy and procedures. Train, mentor, and lead team members utilizing the How We Work values as guides to decision making. Ensure proper workforce planning by reviewing upcoming departmental projects against current and future talent needs.
  • Enforce compliance of operations personnel with administrative policies, procedures, safety rules and governmental and OSHA regulations. Available 24/7 (with the exception of vacation and holidays) for on- call needs during operating hours for site emergencies and technician assistance.

Safety and Compliance (20%)

  • Keep all maintenance tools in good working condition and ensure they are stored properly when not in use.
  • Ensures that an ongoing infrastructure preventive maintenance schedule is reviewed and executed.
  • Work with Safety Manager and Safety Inspection Team to trouble shoot safety concerns, resolve issues and train affected employees on new practices and procedures.
  • Acting Safety Program Champion for Maintenance Safety Team (Electrical Safety Team, Machine Safety team, LOTOTO Safety team) ensuring adherence to health and safety guidelines. Assist Safety Manager with security and emergency preparedness procedures.
  • Follow applicable rules and regulations to ensure safety, quality, and legality across the organization. Maintain work area in safe and clean manner.


Contract Management (20%)

  • Work with over 70 contractors and suppliers to manage maintenance purchases and contracted facility work. Direct activities of contractors while repairing equipment, structures, utility systems, buildings and grounds.
  • Work with procurement and accounts payable to manage contractor accounts. Responsible for reviewing service contracts on a routine basis. Ensure work permits are issued appropriately. 

 

Key Ingredients:  

  • High School Diploma or GED required; bachelor’s degree in business or related field preferred.
  • 10 to 15 years of experience in facility service/maintenance, including mechanical, plumbing, electrical and HVAC. 8-10 years of mechanic experience in manufacturing plant/distribution facility, electrical and PLC experience preferred.
  • Strong mechanical and electrical aptitude; strong trouble shooting aptitude, computer skills to include MS Office, CMMS and other basics.
  • Must be sit-down & stand-up forklift certified; boom/scissor lift certified or have the ability to be certified within 30 days.
  • Must be physically capable of performing general building maintenance repairs, including plumbing, electrical and HVAC as needed.
  • Strong organizational and multitasking skills; must be self-motivated and able to work without direct supervision.
  • Must be able to communicate clearly and concisely with all levels within CDC as well as with outside vendors.
  • Advanced familiarity with the various technical aspects of the assigned utilities operations and its associated equipment.
  • Understanding and knowledge of maintenance concepts for installed equipment including asset care routines and practices.

Job Posting Total Rewards Offerings: $83,300.00 - $109,400.00 (posting salary range) + 10target short term incentive + $23,000 on average spent on benefits per employee, including but not limited to health, dental, vision, retirement with above market employer match, wellness incentives and EAP + paid time off (including holidays, vacation days and sick days).
